Housing prices continue upward trend in Slovenia

Prices of homes in Slovenia have been rising consecutively for more than a decade, and the final official figures show that the climb in 2025 was even steeper than first reported.

Last year's residential property price growth has been upgraded from 5.8% to 7.4%, the Statistical Office said, CE Report quotes The Slovenia Times.

The revision comes after additional data was obtained from the Surveying and Mapping Authority and it became clear that the final number of tnew residential property transactions in 2025 was even larger than the initial in the preliminary report.

The number of new properties sold was revised up from 397 to 675, taking their total transaction value from €120.5 million to €183.7 million.

Most notably, new property prices were revised from a 0.1% increase to a 9.7% surge. New flats rose by 9.9% (initially reported as a 1.7% drop), and new one-family houses by 8.6% (initially up by 11.2%).

Prices continue to rise in Q1

The Statistical Office also unveiled the figures for the first quarter of 2026. Prices of homes rose by 3% compared to the previous quarter and 9.3% year-on-year.

Prices for existing or resale residential properties increased by 2.3% on a quarterly basis and by 10.1% year-on-year.

Existing flats saw the steepest price increases in Maribor, while the prices of those dropped a bit in Ljubljana quarter-to-quarter, however in a year-on-year comparison, they were still 6.3% more expensive.

Meanwhile, new homes were 6.9% more expensive than in the final quarter of last year and 6.8% more expensive year-on-year.
